The cost of real-estate in parts of central and south Delhi match those in New York and Tokyo. Every square foot of built-up is worth a fortune. The challenge is to maximize the floor plate while adhering to the strict bye-laws, and yet create a humane habitat – in this case - a housing block good to look at and to live in. The client presented a complex set of requirements – a triplex unit with a dedicated entrance, combined with leasable single floor apartments with another dedicated entrance.

Adherence to the Indian Science of Vaastu, a tapering site, a tight and rigorous set of programmatic requirements - all contributed in creating an extremely efficient and minimal-modernist block of flats, three sides open, with ample light and air. The tapering site led to a staggered layout.

A standard apartment in the block consists of 3 bedrooms with attached washrooms, a formal drawing and dining space, a family lounge and kitchen, two balconies and two dedicated car-parking bays.
